Dolphins cruise in and around the harbour on most days of the year and Waterfront Lodge with its wide decks and floor-to-ceiling windows is an ideal vantage point for watching them play.

Great Barrier Island is the largest of New Zealand's northern offshore islands with a rugged, untouched beauty and endless white sandy beaches and rocky headlands. Covering about 285 square km, Great Barrier Island offers a superb natural landscape with kauri forests, natural hot springs, rare native animals and plants, and many well-preserved historic sites. The Island is renowned for its great diving and fishing and wild surfing beaches.

Tipi and Bob's Waterfront Lodge provides six, modern, self-contained units with beds for up to 30 guests:

The units offer waterfront views and are designed to combine quality and comfort with the relaxed feel of a stylish beach house. Each unit has its own ensuite bathroom with vanity and toilet.

Furnishings include single beds (14), one double bed, two queen beds and three king beds. Bedding comprises cotton sheets, blankets and good quality bed covers.

Furnishings include tables, chairs, coffee tables, lounge chairs, sofas, electric and gas heaters and 14 inch television. Tea and coffee making facilities are provided in each unit.

Restaurant and Bistro Bar

The Lodge's licensed (smoke-free) restaurant and bar is legendary. Those with a penchant for neptune's bounty will revel in its famous caught-fresh-every-morning seafood cuisine. The Lodge also makes the best fish and chips and take-aways on the Island.

The restaurant can seat approximately 30 guests and there is a large deck and garden for leisurely al fresco feasts. The Lodge has a fully licensed Bistro Bar selling alcohol and bistro-style meals and with seating for up to 40 people. Both the Restaurant and Bistro Bar are serviced by a well-appointed kitchen.

Conference Centre

Tipi and Bob's Waterfront Lodge is the ideal venue for Conferences, Weddings, Functions, Team Building Retreats, Workers Escapes or Christmas Parties. The Lodge will arrange everything to ensure that each conference or function is as effortless as it is memorable, including rental cars, scenic day tours, horse trekking, bike hire, kayaking, or golf. The Lodge's special fishing trips offer some of the best fishing in New Zealand for snapper, John Dory, king fish, hapuka, trevally, groper and much more.

Freehold property

The property (4838 square metres) includes motel-style units, cottage, restaurant / bar / conference centre and owner's residence. The motel units are constructed as pole houses with wooden floors, cement-plastered polystyrene exteriors and iron roofs. Interior walls are a mix of painted plasterboard and timber. Floors are covered with carpet with vinyl in wet areas.

The bistro bar is similarly constructed but on a concrete pad rather than on pole foundations. The property offers a separate reception / office, well-appointed laundry, staff toilet and plenty of storage.

Summer - 8.00 am to midnight.
Winter - 9.00 am to 8.00 pm.

Staff:
Tipi and Bob's Waterfront Lodge is operated by the two owners with assistance from 2-5, on-call, casual staff. If required, the present owners are available to assist the new owner for up to 2 months, terms by arrangement.

Stock:
Stock will comprise mainly alcohol supplies and total between $8,000 and $12,000.
