Freehold property with established garden Southern Comfort Homestay at 35 Taupahi Road in Turangi is a quiet, peaceful, back section (1002 square metres) that adjoins the Tongariro River Reserve. The residence has been sited for maximum sun and has an established private garden.
The 5 bedroom house (232 square metres) is constructed from low maintenance brick and cedar cladding and Longrun steel roof. The house was repainted in 2003. At present, the Homestay business uses two of the ensuite bedrooms. They are furnished with one king and one queen-sized bed and with quality linen and duvets, electric blankets, bedside cabinets and lamps, chairs and furnishings.

The fully equipped kitchen with 5 burner gas hob, Fisher & Paykel double wall oven, dishwasher, waste disposal, and water filter is ideal for preparing guest meals and the dining room comes with dining table and 6 chairs, china cabinet, Rockford dinner set, and assorted glassware and cutlery.

Lounges:
There are two living areas, each with a log fire (one with a wetback water heater) ideal for winter warmth. The front lounge also has underfloor heating. Furnishings include 2-and 3-seater lounge suits and occasional furniture.
Laundry:
The laundry has underfloor heating, with linen and multiple storage cupboards and a drop-down ironing board.
Office:
The house has a separate office (or hobby room) with multiple storage cupboards and underfloor heating.
Garage:
There is an attached garage with automatic door opener, plus a carport. There are storage cupboards adjacent to the carport, each with electric hotpoints and lights. The property has ample off-street parking.
Swimming pool and Spa:
The outdoor swimming pool is fitted with a "Floatron" device for water care using minimal chemicals. The pool has summer (thermal) and winter covers and a range of pool accessories. The business also provides a hot tub with thermal cover and wooden top cover.
The whole property has been well maintained and comes with many extras - such as a security system, insect screens, Sky TV digital aerial, two hot water cylinders (upstairs mains pressure), gutter guard protection on the high roofline, and UV protection on main north-facing windows.

Turangi, built on the banks of the Tongariro River just minutes from where the Tongariro River flows into Lake Taupo.
Turangi is an area of outstanding beauty and startling contrasts - high desert tundra, overlooked by the mountains, lush rainforest walks, and glorious sandy lake-side beaches.
