Boutique accommodation Lemon Tree Lodge is ideally situated offering one of the best, if not the best views, on offer in Kaikoura. Built on a limestone cliff the property has elevated views out across to the splendour of the Seaward Kaikoura Mountain range (snow-capped in winter). To the blue and turquoise waters of the Pacific Ocean: this creates the ambience of a secluded retreat but still only a few minutes walk to the main activities and town centre shops, cafes and restaurants.
There are two buildings, the main house and separate annex building which accommodates 2 bedroom units and a single garage.
The Property The Main House consists of: Private area and Guest accommodation.
Private Area: Lounge/Diner/Kitchen: Part carpeted part exposed rimu flooring with a double opening ranch-slider door, which leads onto a large private deck area. The lounge has a wood-burner. The kitchen is fitted with a built in large electric thermo oven and 6-burner gas hob – dishwasher also included.
Two private bedrooms (with resource consent to use as letting bedrooms); one leads onto same large private deck by way of French doors and is serviced with a private bathroom, consisting of double spa bath and separate shower. The second bedroom has a shower en-suite and French doors leading onto a small deck. There is a small sunroom between lounge and bedroom areas. There is rimu flooring throughout ground floor.
Guests Accommodation: A separate guest entrance which leads to two first floor guest, shower en-suite, bedrooms, both having French doors onto their own individual balcony. There is a purpose built laundry room for owners and guests use plus a WC. This room also has a ceiling hatch access to roofing space.
Annex Building: Consists of two letting bedrooms, both with shower en-suite and ranch aluminium door sliders. Plus there is a single drive through garage.
A hot tub is situated at the front of the land with, what has been said, must be one of the best views you could ever get hope to get while sitting in a hot spa. There are various decks and wooden paths throughout the property
Freehold Premises The business is a boutique style accommodation, when established the first of its kind in Kaikoura, catering exclusively for couples and single discerning travellers and small tour groups. The lodge has been successfully opertaing with four classic contemporary designed rooms, all with their own shower en-suite, make up the accommodation available. As from June 2007 there is resource consent in place for the use of the two private bedrooms for letting purposes The owners currently own the next door property and this can be purchased at an extra cost to allow the use of the private bedrooms within the lodge.
The business has a good working relationship within the industry, which has resulted in obtaining a very high profile in travel agent outlets in countries such as Australia, UK, Europe, Scandinavia and USA. The business has grown each year since trading and is continuing to grow. In the main period of trading months, October through to the end of March (excluding March 2006) the occupancy level has been over 80%.
Lemon Tree Lodge has also had some excellent world wide publicity with write ups in travel sections in major UK newspapers, such as the Daily Express and The Independent as well as Australian papers. There has been a write up in the AA Directory magazine in New Zealand and mentions in the travel companion publications, the Lonely Planet and Footprints.
Plant and equipment being sold The business is being sold as a going concern, all the furniture and fittings in the lettings room is included. Private living area wll not be furnished.
