Motel Lease:
The current motel lease has 9 years to run. If the sale price is met the lease will be extended for an additional 9 years making the term 18 years.

Thermal heating:
All the units and the owners accommodation are thermally heated from a communally operated geothermal bore located on the motel site. This allows for fully self-controlled central heating and instant (on demand) mains pressure hot water for showers and spa pools. Spa pools:
All units, but one, have a private spa pool within each unit which is self filled and controlled.

Kitchens:
All units, but two, have kitchens with easy cooking facilities, two ring hob and microwave (excluding stove). Each unit has a fridge, table and chairs, toaster, crockery and cutlery plus tea and coffee making facilities.
Bathrooms:
All units have abundant hot water in pressurised showers. Two units have the shower over the spa pool. Each bathroom has a separate toilet and vanity. The landlord has recently replaced 8 vanity units.

All units have adequate tables, upholstered chairs and a mix of relaxing armchairs and sofas, drapes and nets

Low maintenance buildings:
Motel units and the owners accommodation in the two level block are constructed from low maintenance concrete block walls with aluminium joinery and concrete tile roof. The single level units and upstairs flat are constructed in wood with hardy plank exterior, wooden and aluminium joinery with decromastic iron roof. Interiors are a combination of papered and painted walls.
Parking:
The motel is constructed around a courtyard providing off-street car parking - one car per unit. Parking for owners and the flat is off street behind fencing at the front of the motel.
A four camera digital security system monitors parking courtyard and owners parking area as well as reception entrance.
Office and Reception:
The office and reception area is located in the main residence. Fittings include customer counter, computer, phone and fax machines. There is a Panasonic PABX (leased) which services all units.
Motel Laundry:
The laundry is on the ground floor at the rear of the complex and comprises:
- 3 Fisher and Paykel washing machine
- 1 Maytag top loading washing machine
The motel does not use clothes dryers as there is an excellent thermally heated drying room which runs continually at no cost.
Linen Room:
Ample storage for linen along with the clothes press and miscellaneous motel equipment.

Day to day management at the Golden Glow Motel
Business Hours:
Monday to Sunday - 7.30 am to 9.30 pm.
Staff:
The Golden Glow Motel is operated by the owner with assistance from three loyal cleaning staff who are employed on a casual, on-call basis. The motel has access to competent and reliable motel minders who enable the owners to take regular breaks and holidays.
TV and Videos:
The motel has the usual 5 free to air TV channels along with a local visitor information channel and 5 sky channels. There is also a collection of videos that are played through another channel on request. All Television sets and the video player are leased from DTR and are all in excellent condition.
Promotion and Advertising:
The motel has prominent signage across its frontage and a large illuminated sign. Other promotion comes from its own Web www.goldenglowmotelrotorua.co.nz page and brochure with location map. Advertisements are placed annually in AA Guides, Jason's and a brochure rack with Tourism Rotorua.
The motel has recently been listed on Wotif and Ratestogo and this has generated further good bokings.
Owners Residence
The Golden Glow Motel provides its owners with a comfortable residence. Downstairs comprises an open plan lounge / dining area, kitchen, laundry and separate toilet. Upstairs has bathroom and separate toilet, plus 3 bedrooms.

Owners accommodation
The master bedroom has been sound proofed with sound absorbing Gib board (2 layers), sound reducing ceiling batts and secondary glazed windows resulting in a room that shuts out most night time street noises. Relatively new, good quality, carpet and vinyl has been laid throughout. There is a private courtyard at the rear of the kitchen which has been tastefully planted. Trellis work topping the fence provides additional privacy and security.
