In translation, Kaikoura is Maori for Kai (food) and Koura (crayfish or lobster). Sea food of all kinds, including paua and mussels, are prominent menu items on all local restaurants and a major attraction for locals and visitors alike.

Kaikoura is also famous for whale watching and for other eco-tourism activities, such as dolphin swimming, seal swimming, nature walks, wine trails and much more. Eco-tourism brings travellers all through the year and from all over the world for the excitement of being up close and personal with a whale. Many stay on to relax, explore, and enjoy the other attractions of this beautiful part of New Zealand.

Beachcomber Motel has been providing accommodation services to tourists since the 1960's. The Motel is ideally located on the main North-South highway (State Highway 1) approximately 1.5 km north of the Kaikoura shops and just a short walk from restaurants and a supermarket. It has been very well maintained over the years and is presented in an immaculate condition.

This small owner-operated business would suit a husband and wife partnership, or an older single person. Because property values in Kaikoura are rising at a faster rate than the national average, freehold properties like Beachcomber Motel represent a very sound investment.

Beachcomber Motel offers spacious self-contained accommodation with spectacular mountain views:

  • 4 x quiet sunny studio units sleeping 1-4 persons

Units have a self-contained kitchen with bench-top hot plates, microwave oven, refrigerator, toaster, kettle/jug, crockery, cutlery, and pots and pans.

Each unit is a spacious studio containing a queen and one or two single beds. Beds have tuck-in Continental blankets and bed covers. The Motel owns sufficient pillowcases, towels etc for at least two full days trading. However the sheets are owned by a local laundry (the motel pays a rental plus cleaning for each).

Furnishings include a table and two or 4 chairs, bedside tables or equivalent, television with Sky TV (3 channels), wall mounted fan heaters and a radio/alarm clock. Units with only one single bed also have a lounge chair.

Each unit has a bathroom with vanity, shower, and a doorway leading to a separate toilet. Units also have private balconies with mountain views and each has a covered carport.

Guest services

  • Portacot and suitable bedding, highchair, iron and ironing board are available.
  • There is a children’s playground next door but one.

Motel Services

  • There is a separate Motel Office that is well appointed with desk and cupboards.
  • The Motel laundry has shelving and cupboards for storage and a solid bench for folding the washed linen.
  • There is additional walk-in storage under one of the units.

Freehold premises

The owner of Beachcomber Motel is selling the freehold title to land (about 1000 square metres) and buildings (about 250 square metres) at 169 Beach Road in Kaikoura. The motel buildings were constructed in the 1960's of concrete block walls on a concrete floor and with cathedral ceilings and an iron roof (repainted in 2005). The concrete block walls were repainted (inside and out) in 2002.

The owner’s residence is a spacious 2-bedroom house built of coloured brick-sized concrete blocks, painted on the external side and lined with plasterboard on the inside. Inside walls are wallpapered and some are covered with painted textured paper. The iron roof was repainted in 2005.

The house has large windows with vertical blinds, carpeted floor throughout, mains pressure hot water system, and a wood-burning heater in the lounge. The house has Sky TV and there is a phone jack in the bedroom. The bathroom comprises shower, toilet, and vanity in one large square room.

The house adjoins the Motel Office and laundry. There is a covered carport for the owner's vehicle.

Assets being sold

A complete list of all fittings, fixtures and chattels being sold is available to interested buyers. Main items include:

  • Owner's residence - household furniture including double bedroom suite, desk, two matching two-seater couches.
  • Motel laundry - commercial washing machine, clothes drier.
  • Motel kitchen - fridge/freezer, dishwasher, microwave, assorted spare appliances including toasters, jug/kettles, pots pans and more.
  • Motel office - phone/fax/photocopier, Eftpos terminal.

Kaikoura

Kaikoura has a permanent population of approximately 3,200 residents although the town has over one million visitors each summer. While eco-tourism is a major focus for local business, Kaikoura has a booming dairy farming industry as well as being a significant fishing port.

The waters off the Kaikoura peninsula provide a rich habitat for marine mammals and seabirds making it an ideal place for getting 'close to nature'. Several different species of whale can be seen off Kaikoura at different times of the year but giant Sperm Whales are present all year round. These same nutrient-rich waters also attract Dusky Dolphins and occasionally Bottlenose and Common Dolphins as well as one of the smallest and rarest of all dolphins, the Hector Dolphin.

Kaikoura has numerous galleries in and around the town that display the work of local artists and craftspeople. Their work includes gold gilding, pottery, paintings and prints, jewellery, wood turning, knitted garments and much more.
