Norman Donald established the business of Central Fish Ltd in 2002 having noticed there were no dedicated fish shops in Wanaka. He has a background in the takeaway food industry and perceived there to be a need for a good upmarket one in this busy resort town.

The people of Wanaka make no secret of the fact that they do not want the established fast food chains in the town so his reasoning was to set up something that was similar, but deliver a better product. Without doubt he has done this with Central Fish Ltd and few locals and visitors would disagree.

Wanaka - summer and winter resort town

Wanaka relies significantly on tourist traffic and holiday makers, so the summer and winter seasons are the busiest times. The permanent population of 4-5000 goes up to 25-30,000 people over these seasons. In between times, though, there are large numbers of British, European, Australian, and Asian visitors travelling through Central Otago so the right marketing of the product is essential.

Wanaka is the fastest growing town in the country, and the future looks great for anyone with a business in mind. The town has been very successful in attracting major events which have had a significant impact on the local economy. Warbirds over Wanaka, The Festival of Colour, an International Triathalon, Race to the Sky, major International Ski and Snowboard events at any of the four nearby ski resorts, to name but a few.

Central Fish premises and potential uses

Norman set up the shop from new and spent in excess of $200,000 doing this with all new plant and equipment. He spared nothing from the imported floor tiles to the cooking appliances, custom-built chillers and freezers, ice making plant and lots more.

The shop area covers 162 square metres and is large enough to make some changes that Norman would suggest to an incoming owner. Norman believes that the table seating area that, at present, only gets used for takeaway customers, could be better used as a cafe. This would mean a few minor changes, like purchasing a good espresso machine and some smaller tables and chairs, and some refurbishing to maximise the earning capacity of this large space.

Wanaka Mediterranean Market is just two businesses along the street. This is one of the leading businesses in Wanaka with a huge turnover and following. A good cafe, included with what Central Fish already has, would capture many of the Mediterranean Market's customers for a coffee meet after their shopping.

Furthermore, this part of Wanaka is lacking in after-hours dining facilities (there are none, other than the local Districts Club). A liquor licence added to the mix would be a worthwhile investment as there is a very significant part of the township living within walking distance of the shop. Another option for the space in the shop is a Video/DVD rental business to run alongside the existing business. This could also be an excellent use of that large space that is available.

Central Fish operation and management

About 75-80% of the business generated is with the evening takeaway trade. The Central Fish menu is placed in Guest Services folder (along with a map of how to find the shop) in every accommodation room in Wanaka. There are over 600 of these rooms and many travelling tourists come in at night for their takeout meals.

The business also sells a reasonable amount of fresh wet fish during the day. There is no processing of this done onsite, as it arrives already skinned and boned via overnight courier delivery in polybins. Any perceptions of the typical wet fish shop with water running all over the floors is not the way this establishment works. There is no problem sourcing fish from anywhere in the country and the shop has a good selection of fish and meat products in the display freezers.

Fresh fish usually in store includes:

  • Blue Cod
  • Salmon (fresh and smoked)
  • Mussels (in the shell)

The business also sells vacuum-packed fresh-frozen fish packs. These packs can be quickly defrosted (15 minutes) and are highly recommended. Around 15 varieties of vacuum packed fish are available from the freezer.

Leasehold premises

A good 18 year lease (3 x 6 years) was arranged for the shop space with a right of renewal (5 years of this has been run off now). The rent has not been increased to date, and is approximately $95 per square metre for the shop space. Down in the township area it is nearly four times this and comes with a flood risk as well. Furthermore, space is extremely difficult to find, and when some does become available, it is inevitably much smaller.

Apartment for on-site accommodation

Norman has a separate arrangement with the landlord to rent the apartment above the shop. This is a very comfortable and well appointed 3 bedroom, 2 bathroom, apartment and is the same size as the shop (162 square metres). It also has two outside deck spaces.

There is no fixed lease for the apartment but Norman has been there from day one. The present total monthly rent paid for the upstairs apartment and the downstairs shop is $2832 inclusive of GST. This rental may change, depending on any rent review imposed by the landlord on the shop rental. If someone purchasing the business wanted the apartment as well, Norman would move out (but they would need to discuss any future tenancy with the landlord).

Trading figures and a chattel list can be emailed to people demonstrating suitable interest. The apartment and shop areas have been run together for accounting reasons, but each has been separated from the other so that buyers are able to evaluate the business as a stand alone enterprise

Norman is the holder of a real estate broker’s licence and this is why he is selling the shop to go and persue this activity. Also, it will free up Norman's time to spend with his 2 teenage children.

The business is just becoming profitable and what it needs now is some fresh "blood" with new ideas to build on what is already there. Norman does 95% of the work himself and only has local people in to help on the busier Fridays and some Saturday nights. It lends itself to a husband and wife team to run this business.

Mt Aspiring College is just a very short walk up the road from the shop for those with school-aged kids. This town without doubt has the best climate in the country and is a great place to live and work.

If purchased as a going concern, and for a quick sale, Norman would consider $160,000 for the business plus Stock at Valuation. The stock does not often exceed $10,000 and is usually around the $4,000-$5,000 level.
