Taupaki, Auckland, New Zealand

The Business

OK Corral Saddlery in Taupaki was founded 19+ years ago and is one of the oldest businesses in the Kumeu area. We suggest you go to our own developed website at www.okcorral.co.nz and look at the product range. The website is updated regulary when new products arrive or saddles are sold.

Improvements to the business were significant over the past 2 years and we have done some exciting things such as importing new saddles direct from Germany and Australia, working with a contact in bringing in very good quality second-hand saddles from the UK (this has certainly uplifted the quality of second-hand saddles in the shop to the degree that it attracts other good quality second-hand saddles from customers to sell on their behalf), building up a good selection of natural horse health products, providing a varied range of feed and supplements and having a good range of new and second-hand gear for horse and rider. Developing our own website has proved to be very successful; particularly with the range of saddles we carry. The business has a strong and regular customer base and is well known in the area.

Other improvements related to the business include upgrading the arena. This was a major job with a priority, as having a good arena for saddle fittings has proved worthwhile. Saddle fittings on the property generate about 50% of the saddle sales. While the fencing contractors were on site, they upgraded the fencing and gates around the shop, improving use and visual effect and then built a holding pen beside the shop. Again, this helps out with saddle fittings, somewhere for visiting horses to be kept while saddles are being assessed for fittings.

We have a huge range of saddles in stock (new and second hand) and pride ourselves in being an 'old time' saddlery with an emphasis on customer satisfaction and personal friendly services. We sell saddles all over New Zealand and with good marketing/advertising are well known in the equestrian world.

Products / Services

Saddle fittings

We work with an independent qualified saddler, who specialises in saddle fitting and can adjust and repack on site. Full repacks are done at her premises. Customers can make appointments to bring their horses here for saddle fittings, and the shop is at the fitter’s disposal to select appropriate saddles. On average, the appointments last for approximately an hour, where the customer can then trial the saddle in our arena. This practice generates about 50% of the saddle sales.

On the other hand, we direct customers to the fitter, where she will visit the customer at home with their horse. In this case, most customers have an idea on what saddle they want and will take saddles from the shop to their home for the appointment.

Tailor-made Jackets

Providing the service of tailor-made jackets for customers has proved to be popular. We have found that some customers have purchased jackets in the past that have not fitted very well, due to the fact that the jackets are a standard fit and some customers may be longer or short in the torso or arms, or wider or narrower in the chest or waist. This service provides a well made, comfortable fitting jacket to satisfied customers.

Customer Service

Good customer service is what really brings the customers back, and we provide this. Being friendly and efficient has helped build a loyal customer base.

The Property (Land & House)

The Land

The land is approximately 13.5 acres, although there is more pasture as it is contoured and not flat. The main pasture consists of rye grass, plantain, kikuyu and some clover. The pasture has been treated with lime and organic seaweed.

Outbuildings include the shop area (converted stables), covered pens, implement and hay storage behind the shop and new sheep pens and race. As mentioned under the business, the arena was upgraded which included a new surface, then river sand and rubber.

The fencing on the property was upgraded and three of the larger paddocks were split up with new fences. New gates were installed and some others repaired. All the wetlands (not covenanted) have been fenced off from stock, but with gate access for maintenance and grazing over the summer period. The electric fencing was also repaired and upgraded and runs off the mains from the shop. Some fence styles were also installed to save some walking time.

Water reticulation was done, installing water troughs and piping in nearly all paddocks, apart from two that are close to the house tap.

We have also done extensive planting of trees. This was to provide more shade trees in paddocks for stock, creating a new orchard near the house and planting specimen trees down the driveway to give an ‘avenue’ effect. The paddock and orchard trees have tree guards to protect them from stock.

The Home

The house was extensively extended and renovated four years ago and now has two bedrooms in the main house, separate dining area, lounge and study. A semi-self contained flat with a kitchen, dining room, lounge and bedroom. The second bathroom/toilet is in the main foyer area but is discreet from the main entrance, but easy access from the shop.

We understand the improvements were in the order of $200K and included a new roof, new kitchen, two bathrooms & toilets, new wooden kitchen floor, new carpet throughout, antique fireplace, ceramic tiling, all matching quality light fittings, the foyer area and of course, the attached one bedroom unit. The house is an older timber bungalow with French doors to a balcony plus a good sized entertainment area, again with access from French doors. The interior is decorated in pastel tones with quality draw curtains.

A double garage is also attached to the dwelling.

The improvements we have made to the house are:

  • Installing a solar heating panel on the roof for the hot water;
  • Installing new cupboards in the kitchen (the previous owner had antique furniture in here and when they moved, they took the units with them); and
  • Installing new storage/linen cupboards in the foyer area.
