Freehold Cafe & Bar Business For Sale
Pohangina Valley, Palmerston North, New Zealand
Discover the magic of a special place
"It was a million dollar view – so different, so beautiful. As the setting sun hit the ranges all the colours, like the reds and the oranges, provided this wonderful sight" --- Greg Drohan’s (owner) first view of the Pohangina Valley.
Greg’s impressions of the Pohangina Valley, just north of the university city of Palmerston North, were so strong that he went on to open The Waterford Cafe & Bar.
The Waterford has become the ideal place for locals to meet with friends over a Guinness and a plate of fine food. For many, the Pohangina Valley has become a dormitory suburb for Palmerston North. Other patrons include visitors to New Zealand who are perhaps visiting Massey University or the International Pacific College. For these visitors, The Waterford is a great place to dine, relax, and enjoy the tranquil rural setting with its spectacular valley and mountain views.

Spacious main bar with Irish decor
The magnificent location is further complemented by a large bush garden, complete with meandering stream with foot bridge and palm trees. In summer, family groups with children especially enjoy this garden area, and dining al fresco on the lawn.

Popular garden area with valley views
The Waterford is also a popular venue for weddings, birthday celebrations, business meetings and social gatherings. The garden is an ideal backdrop for wedding photographs and the cafe makes a great reception centre.
After 10 busy years, Greg Drohan has put his café and bar business on to the market. This property is presented to an exceptional standard with no expense being spared on fittings and fixtures. It is being offered as a going concern on a walk-in walk-out basis and would ideally suit a new owner wanting an established hospitality business.

Pohangina and Palmerston North
The stunning Pohangina Valley is one of the most beautiful scenic areas in the Manawatu. The valley begins at Ashhurst and extends northwards along the base of the Ruahine Ranges for about 50 km. The Pohangina River meanders through the valley floor and the landscape is a blend of farmland and native bush.
The Waterford is 10 km from Ashhurst and Ashhurst is just 14 km from Palmerston North. The journey is an easy and relaxed 15-20 minutes by car. There are a number of tourist attractions close to The Waterford, including Spring Grove Farm Park, Pohangina Wetlands, and the Pohangina Valley Estate with award wining wines and an olive grove. Many tourists also come to The Waterford after visiting the wind farms that dot the Tararua mountain range between Palmerston North and Pohangina. There are 158 giant turbines, each producing enough electricty for up to 900 houses.
Nearby Palmerston North is New Zealand's sixth largest city with a population of over 78,000. It is an attractive, tree-lined, city with excellent shopping and serves as the commercial centre for the Manawatu Province. Palmerston North is famous for its many education and research institutions and, in particular, Massey University, Polytechnics, allied Teaching Centres, and Crown Research Institutes. The International Pacific College in Aokautere provides tertiary educational programmes for students from Pacific Rim countries.
Other Palmerston North features include the Esplanade and Rose Gardens, NZ Rugby Museum, the Manawatu Art Gallery, the Science Centre, the Manawatu Museum and the heated Lido Swimming Complex.
