The owners Trixie and Murray Montagu have created a unique Bed and Breakfast business that offers their guests comfort, privacy and sophistication. The property would also be a fantastic private home for a discerning owner with the option of a seasonal Bed & Breakfast, if desired.

At Kapitea Ridge, guests can unwind with a walk along the beach, or a picnic on a nearby lake. Others prefer to relax in the garden jacuzzi or take a pampering body treatment. The more energetic can go mountain biking, kayaking, trout fishing, golfing, or clay bird shooting.

After 11 successful and rewarding years, the owners and founders of Kapitea Ridge have put their luxury B&B business on to the market. The business sale includes the Lodge and ancillary buildings, owner’s residence, and plans, concepts and consents to build another 4 villas on the property.

Kapitea Ridge is well known to the international travel industry, thanks to a sustained marketing plan over many years. Indoor dining room for guests, weddings, functions and private dinners

Functions
Kapitea Ridge is also a popular venue for small functions, dinners, and weddings. The property is only 15 minutes from Hokitika airport, making it the ideal venue for company conferences. Demand for all services is greater than the present owners can cope with. This area could be further developed by the new owner and there is also potential to develop a boutique café on site.

Freehold premises

The owners are selling the freehold title to land (8.35 hectare) and buildings at Kapitea Creek. Kapitea Creek is 15 minutes north of Hokitika, 20 minutes south of Greymouth, and just 5 km from the junction between SH 6 and SH 73 (the main route between the West Coast and Christchurch).

Kapitea Lodge (400 square metres) was built in 1997 without compromise to quality. Features include Coloursteel corrugated iron and plaster walls, concrete ground floor with in-slab electric heating, carpeted wooden first floor, and painted interior walls.

Accommodation is stylish and private, with special attention to comfort and detail. Appointments include a separate office, laundry, helipad, excellent storage space and sealed guest car parking. There is also a 3-bay shed with studio apartment (staff accommodation). The whole property is presented in excellent order as a regular maintenance and refurbishment schedule has been implemented every year since the business opened.

Potential development of the property
At present, about one million tourists pass Kapitea Ridge on State Highway 6 as they travel to and from Franz Josef and Fox Glaciers. Tourist numbers are projected to steadily increase, particularly eco-tourists who come to visit the South West New Zealand World Heritage Area.

The owners of Kapitea Lodge have anticipated the increasing need for quality accommodation on the West Coast and they have resource consent approved to build 4 villas and a manager’s house. Sewage, power and telephone have been installed ready for development.

This prime coastal view site also lends itself to include a restaurant/cafe to cater for the developing lifestyle subdivisions in the area, and in the towns of Hokitika and Greymouth.

Owner's accommodation
The owner's suite comprises a spacious bedroom and adjoining lounge, private patio, and ensuite bathroom with separate bath and shower. This room could also be a guest room if the owner's residence was to be built, giving Kapitea Ridge a total of 7 guest bedrooms.

Alternatively, the new owner may wish to use the whole property as a stylish and unique private residence.

Hokitika and the West Coast

The West Coast, with about 33,000 people, extends from Karamea in the north to Jackson Bay in the south. Greymouth is the major town and the main administrative and commercial centre for the whole region.

Hokitika (population 4500) is the gateway to the South Westland World Heritage National Park. The Arahura River, 8 km north of Hokitika, is a traditional source of pounamu (greenstone, NZ jade or nephrite). The Hokitika Wildfoods Festival in early March each year has become famous for its quirky wild food and great entertainment

There is much to see and do around Kapitea Ridge including surfcasting from the beach, superb brown trout fishing in local lakes and rivers, hunting for red deer and chamois, seal and dolphin watching, white water rafting, walking and tramping. There are several flightseeing and helicopter operators that provide exciting adventures and there is a helipad on-site.

The region is steeped in history, especially gold prospecting and coal mining and the rugged beauty has inspired many artists and creative people. Key tourist attractions include Punakaiki to the north of Kapitea Ridge and Franz Josef and the glaciers 150 km to the south.
