Freehold Motor Camp Business For Sale
Rawene, Northland, New Zealand

A touch of paradise
Historic Rawene on the Hokianga Harbour in Northland is a major crossroads for tourists travelling on the Twin Coast Discovery Highway.
To the south of Rawene are the ancient Kauri trees in the Waipoua Forest. To the east, State Highway 12 leads to Kaikohe and the scenic Bay of Islands. To the north, a car ferry crosses the Hokianga Harbour to the inland route to Ahipara, Kaitaia and Cape Reinga at the top of the North Island.
The tourism industry is Northland's second largest income earner and the number of visitors to this region is expected to increase to 2 million by 2008. Northland is also attracting more of the higher-spending international visitors coming to New Zealand. For many, Rawene is an attractive place to stay because it is central and an excellent base for exploring the Hokianga Harbour.
Rawene is the third oldest European settlement in New Zealand and the traditional "capital" of the Hokianga. Once a thriving port exporting kauri logs, Rawene is now a picturesque village with some interesting old buildings, including the historic Clendon House - the Victorian home of the first US Consul to New Zealand. Other historic buildings include the Ferry House, Postmasters Boutique Hotel, The Boat Shed Cafe, and Masonic Hotel. Best of all, this relaxed village provides a charming escape from the daily rat race.
The Rawene Motor Camp has been hosting free independent travellers to this area since the early 1950’s. It enjoys a sheltered and peaceful bush setting on a hill top with magnificent views overlooking the Hokianga Harbour. The Motor Camp is also adjacent to a Reserve with native trees and birdlife such as tuis, bell birds and fantails.
The Motor Camp comprises a mix of tourist cabins, backpacker bunkroom and camping sites. It is being sold as a freehold going concern business with everything in place for a new owner to come in and start trading from day one.
The property can also be subdivided into residential sections. With the current high interest in coastal property, some or all of the Rawene Motor Camp could be subdivided and sold to Aucklander’s wanting holiday property in Northland. Resource Consents and survey plans are in place.

Rawene and the Hokianga Harbour
In recent years, tourism has become a significant industry to the Hokianga region. Attractions such as, the great kauri trees of the Waipoua Forest (including the country's tallest tree, Tane Mahuta), the historic waterfront villages of Kohukohu and Rawene, and the Wairere Boulders, are bringing more and more visitors every year.
Rawene is 15 minutes from the beaches at Opononi and Omapere. A vehicle ferry links Rawene with Kohukohu, providing alternative Twin Coast links to the north and Ahipara (the southern end of Ninety Mile Beach). Rawene is one hour east of KeriKeri and the Bay of Islands and Auckland is only 300 km away on the Twin Coast Highway Route 12.
Rawene offers much to see and do including fishing, swimming, and boating on the Hokianga Harbour. Others relax on the beach, take a harbour cruise, go on a horse trek, or catch the water taxi to the sand hills across the harbour to try sand boarding. The shallow waters around Rawene become mud flats at low tide and feature beaches of mangroves. Mangroves provide a very important role in the ecology of the Hokianga Harbour and a boardwalk has been constructed to take visitors on a tour through the mangroves.
