Originally built as a private hotel in 1918 by Byron Brown, an early Otaki entrepreneur, Byron’s Resort has been owned and operated for nearly 70 years by three generations of the Case family. Today, Byron’s Resort is a traditional holiday destination for Wellingtonians and for families from all over the lower North Island. The Resort is a convenient and popular stopover for both domestic and international travellers who are waiting to, or have crossed, Cook Strait on the Interislander and Bluebridge ferries.

Well-known Holiday Park at Otaki Beach on the Kapiti Coast

Byron's Resort offers comfortable well-appointed accommodation in one and two bedroom motel units:

  • 12 x units in a courtyard setting.
  • 3 x units alongside the swimming pool.

Units are constructed of brick and plaster walls, on concrete floors and with concrete tile roofs. Floor coverings are a mix of carpet, vinyl and tiles. Interior walls are painted and or papered.

Units are equipped variously with a stove (and oven), benchtop hot plates, microwave oven, refrigerator, toaster, cutlery and crockery. Beds are a mix of Queen size (15) and single (27) with blankets, Continental quilts, bedspreads and electric blankets. Ensuite bathrooms have a vanity, shower and toilet and three units have a spa bath.

Units are variously furnished with coffee tables, sofas, electric heaters (15) televisions (17) with SKY (3 channels), DVD players (12), and clock radios (16). Dial-up Internet connections are available in each unit and there is a coin operated Internet station in the office.

Camping

  • 100 x powered camping sites for tents, caravans, campervans.
  • There are approximately 75 privately owned caravans on-site bringing a steady cash flow year round.

Sites are generous in size, level, grassed, and sheltered by neat hedges. Campground facilities include a large communal kitchen and an ablution block.

  • seating up to 25 people boardroom style and up to 40 people theatre style.

Motel Laundry for linen and towels, with gas drier and washing machines.

Owner's Residence comprising a large 4-5 bedroom owner's house with open plan kitchen-family-dining room and a separate lounge. The kitchen has quality Fisher and Paykel double oven, double dishdrawers, 5 burner gas hob and stainless steel extractor.

The lease for Byron's Resort is for 20 years with rent reviews every two years.

Scuttlebutt Ale House Licensed Restaurant and Bar leasehold

Scuttlebutt features an early 1900’s nautical theme with genuine sailing antiques. The restaurant is housed in the original dining room of Byron Brown's private hotel. It features impressive chapel ceilings, half moon windows and a belfry. Furnishings include feature wood tables and leaners and a log fire.

Restaurant lease - asking price $120,000 plus stock at valuation.

Assets being sold

A full list of all lessee fittings, fixtures and chattels being sold is available, including a truck and a ride-on lawn mower.

Business Hours:
Monday to Sunday – 8.00 am to 9.00 pm.

Staff:
Byron’s Resort is operated by the two owners with assistance from 5-6 part time staff. If required, the present owners are available to assist the new owner, terms by arrangement.

Stock:
Stock will comprise cleaning materials and supplies and will total about $2000.

Customer Database:
A current database of regular customers will be available as part of the business sale along with relevant price lists and manuals.

Otaki and the Kapiti Coast

Otaki is steeped in Maori and European history. Otaki is home to Rangiatea, the Church built by Maori chief Te Rauparaha in the 1800’s and subsequently burnt down in 1995 (an exact replica has been built on the site). Other famous landmarks include Pukekaraka, New Zealand’s oldest Catholic Church, and Te Wananga O Raukawa (Maori University).

Otaki is renowned for its sunny climate and fertile soils, making the region a horticultural and viticultural cornucopia. The area also offers a range of outdoor pursuits including bushwalks and whitewater rafting down the Otaki Gorge, a fabulous golf course, indoor heated swimming pool and the Otaki Maori Racing Club.
