Timaru is the main service centre for South Canterbury and North Otago.

Bar
Carlton Hotel has one large bar with an adjoining gaming area and a private beer garden. The gaming area currently has 7 gaming machines but there is space for a total of 18 machines.

Accommodation Rooms
The Hotel has 14 upstairs accommodation rooms linked by two hallways. Most rooms have hand basins:

  • 6 x double rooms – 4 are used by guests, one is used by the owner as a private office, and one is part of the owner’s residence (this room has its own shower and toilet).
  • 6 x single rooms – for guest use.
  • 2 x spare rooms - one is used as the business office and the other is the second bedroom of the owner’s apartment.

Double rooms have a double bed and bedroom furnishings that include dressing tables, tables, mirrors, bedside cabinets, bedside lamps, wall decorations, carpet floor coverings, and window blinds and drapes. Some rooms have a television.

Single rooms have either one single bed (4 rooms) or two single beds (2 rooms) and bedroom furnishings that include tables, dressing tables, mirrors, wall decorations, bedside lamps, carpet floor coverings and window treatments.

Bedding in all rooms comprises duvet covers, sheets, blankets, pillows and pillow cases. The Hotel has a large linen store with lots of additional bedding. Bedrooms are serviced with men’s and ladies bathrooms and there is a third “back bathroom” for guest use.

Guest Dining Room
The Hotel provides a separate downstairs dining area that is serviced by its own well-equipped kitchen. The dining room has four tables seating 16 guests and a good stock of cutlery, crockery, and serving dishes.

Guest Lounge
The comfortable upstairs guest lounge has a television, a piano, sofas, chairs, coffee table and wall decorations.

Freehold premises

The owners are selling the freehold title to land (0.1012 hectares) and buildings at 66 Stafford Street in central Timaru. The hotel comprises a well maintained two storey brick and roughcast building with wooden floors and an iron roof. Interior walls are largely painted with wood panelling in the bar. Bar, kitchen, and dining services are on the ground floor with accommodation and the owner’s apartment on the first floor.

The downstairs area includes men’s and ladies toilets, a small storeroom off the gaming room, a laundry, an outside storeroom, and a large area for off-street parking (9 car parks). The property also includes a single car garage.

Timaru and South Canterbury

Timaru (population about 27,000) is the third largest city in the South Island and the commercial centre for South Canterbury.
