2 x 2-bedroom Units
One 2-bedroom unit is ground floor the other is on the first floor. The ground floor 2-bedroom unit has a queen bed in one bedroom and 2 single beds in the other bedroom. There is an ensuite bathroom with a shower, a kitchenette, a dining area with 4 chairs and table, a lounge area with 2 sofas and TV with Sky. This unit is wheelchair friendly with parking directly outside the unit.
The 2-bedroom unit on the first floor has a king bed in one bedroom (can be split into 2 single beds if preferred) and 2 single beds in the other bedroom. There is an ensuite bathroom with a shower over the bath, a kitchenette, a dining area with 4 chairs and table, a lounge area with 2 sofas and TV with Sky.

Abode on Courtenay Motor Inn enjoys a mainly corporate clientele - most of our business comes from repeat stays and referrals. The motel also has contracts in place with major organisations to supply accommodation. The motel benefits from local events such as the Rhododendron Festival, Festival of the Lights, WOMAD, and top touring international acts playing at the Bowl of Brooklands in Pukekura Park.
Taranaki is emerging as a popular tourist destination and Abode on Courtenay has aligned itself with several Travel Agents and Wholesalers to take advantage of this.

Motel Reception/Office:
The Motel Reception/Office comes with desk, computer, printer and fax machine, PABX phone system, brochure racks, coffee table and chairs, plants and Eftpos terminal. The Motel uses Roomsoft Hospitality Software - full training can be given and also includes manuals and phone help.
Low Maintenance and Easy-Care Grounds:
A hand mower is all you need to mow the small patch of grass. The gardens along the front require minimal maintenance. No swimming pool to hassle over. Send your guests to the local mineral pools, or to the Aquatic Centre, or to the beach.

4-Bedroom Manager's House
The 4-bedroom Manager's House is separate to the units. The lounge, dining area and kitchen are downstairs while the spacious 4 bedrooms are upstairs with the bathroom and a separate toilet. The windows are double glazed and the airconditioning unit keeps you warm in winter and cool in summer. There is also a single garage and laundry attached. The Reception/Office is easily accessed via the lounge. A very comfortable and modern house.
Chattels being sold
A complete list of all lessee fittings, fixtures and chattels is available. Included in the chattels are quality sheets, pillow slips, bath towels, hand towels, bath mats, face cloths, tea towels, dish cloths, bedspreads, quilts, electric blankets, mattress protectors and pillow protectors for all units plus spares.
Easy management
The units are only 4 years old and still look new. We get a lot of compliments from guests and we have a lot of regulars who come back time and time again.
Staff:
My 3 cleaners are fantastic - 2 have been with the motel since it opened and they treat it like it's theirs. One of the ladies also does the cooked breakfasts and helps out with the laundry. We have another fantastic lady who is available on call whenever needed.
If required, we will be available to train and/or assist the new owners/managers.
Business Hours:
Reception is open 7.30 am to 9.30 pm on weekdays and 8.00 am to 9.00 pm on weekends and Public Holidays.
Customer Database:
An up to date customer database will be included with the business sale along with all relevant brochures, catalogues and price lists.
Stock:
Stock will be $2000-$4000 and will comprise mainly cleaning supplies, stationery supplies, and catering ingredients for breakfasts.
Advertising and Promotion:
Abode on Courtenay Motor Inn has a large illuminated street sign, listings in the major accommodation guides, and listings on major accommodation websites. The motel's own website www.abodemotorinn.co.nz has been designed with the ability for the owner/manager to make their own changes without the need to pay the website designer. For example change the text and photos, add a special to the specials page or post news and information about upcoming events.
