Closing the Sale - Sample Chapter 7
At this point, you have prepared your house for inspection, your Web page and
advertising
is done and your signage is in place. You are now ready for prospective
buyers, but how
best to show prospective buyers through your home or property.
There are two popular methods for show homes or properties – "view by
appointment" and "open home".
View by Appointment:
Potential buyers who take the trouble to make an appointment are indicating
commitment.
They are serious about your home or property and they are asking you to show
them
through and explain the features. You can sell on a "one-to- one"
basis and it puts you in control of the sale process.
Open Homes:
Open homes are almost the opposite. You are opening your home to public
inspection between set times and on set days of the week. Prospective buyers may
visit several open homes in a day. They may, or may not, follow up with the
salesperson to seek more information about one, or more, houses that they have
seen.
We have all been to open homes with only one Real Estate Agent in attendance,
usually at the doorway, and unsupervised people poking and prying, many making
unwarranted negative comments in front of other potential buyers. Lots of people
milling about always makes the home seem smaller. There is always a time limit
and it is usually impossible for the person in attendance to directly
"sell" the benefits of the home to genuine buyers.
