Welcome Inn Motel is located on State Highway 1 at the
north end of Levin.
A long driveway leads guests from the Highway to
the Motel with its hillside garden setting. Guests are always assured of a good
night's sleep
because the location is well away from noisy trains, trucks and passing
road noise.
Welcome Inn Motel has an
extensive customer base of regular visitors including contractors
working in the local retail sector, carpenters, glass workers, staff
from Carter Holt Harvey, commercial travellers, business people and
the elderly. Other guests come because of local weddings, funerals,
and sporting events.

Levin is only 75 minutes from the Interislander Ferry Terminal in
Wellington. The motel is ideally placed to attract tourists and New
Zealand holidaymakers crossing over from the North and South Islands. As
an incentive to stay, guests are sometimes offered a free breakfast during
the winter months.

floor Units in a private garden setting:
- 4 x Studio Units sleeping 2 persons
- 2 x Studio Units sleeping 2-3 persons
- 3 x One Bedroom Units sleeping 2-4 persons
- 1 x Two Bedroom Unit sleeping 7-10 persons
Access Facilities – two Units.
Studio and One bedroom Units have tea and coffee making facilities, refrigerator, toaster,
cutlery and crockery. One Unit has a ceramic cook top and most Units
have a microwave oven and an electric frying pan. Cooking hot
plates are available, if required.
Bedrooms have queen or double sized beds with electric blankets.
Bathrooms have a shower and vanity.
All Units have a telephone, Sky TV with 9 channels, clock radio, and electric heating.
Units are carpeted (vinyl floor coverings in bathrooms). This is a non-smoking Motel.

The Two Bedroom Unit opened in January
2006. It has a super king bed in each bedroom plus and additional 3
single beds - one in each bedroom and one in the kitchen-lounge. The
Unit has a dishwasher, fridge-freezer, flat screen TV, 3-piece lounge
suite, a TV in one bedroom, 2 basins in the bathroom and a hand basin
in the toilet. This unit is also fitted-out as an Access Unit.

Studio and Family Units are constructed as
log cabins. The 9 Units all look the same from the outside but are different on the
inside. Some Units have exposed logs on the inside, some have
feature walls of logs and some are fully lined with plasterboard.

Other features include a single garage with
a large workshop incorporated,
a large wash house, toilet, two storerooms, a wood store area, and plenty of storage room. Other storage is available in the house.
The motel office and reception are also part of the owner's house.
The Units are serviced by three gas hot
water systems, one for every three Units.
The property land area (3265 square metres) has
ample room for easy car parking beside each Unit. Parking is possible
for about 15 cars. There is room also for a truck that is less than 13 metres long.

The rent is renewable every two
years. The next renewal date is in December 2006. |

Welcome Inn Motel is operated by the owners with assistance from
one casual cleaner who also acts as a Minder for the Motel.
Stock:
Stock at Valuation will comprise mainly cleaning supplies and
catering ingredients for
breakfasts.

Welcome Inn Motel has prominent
on-street signage that directs guests to the Motel. Other promotion is
done through advertising in Telecom Yellow Pages and via its own Web
page.
Advertisements are also placed annually in AA Guides, and in Jason's Travel
Channel.
Each year, the business participates
in Tourism Horowhenua Expos. These are usually 3 day promotional
events at places such as Wellington and Napier. Welcome Inn Motel is
also featured in Horowhenua's Top 5 destinations on NZ's Nature Coast
Tourist Brochure.

The owner's house is wonderful
villa dating from the 1920's. The house has wooden walls and an iron roof. It has been
refurbished and wallpapered throughout.

bedrooms (2 bedrooms are very large). One bedroom has an ensuite
bathroom with toilet shower and a hand basin. Another bedroom has a

leading from the lounge has a bar. A barbecue room leads from the room
with a bar. There is an entry from the barbecue room out to the swimming pool. The
grounds are attractively landscaped with pergola, planter boxes, and decorative gardens
around the house and Units.

To the west of Levin are long sandy surf
beaches, to the east are the majestic Tararua Ranges with native bush
and fast flowing rivers.
Near the town, Lake Horowhenua is a popular place for water sports.
A little further to the south is beautiful, serene Lake Papaitonga
with its extensive board walk though the scenic wildlife reserve.
